AVOID THE HIDDEN COSTS OF BUYING A PROPERTY

When you buy a property there are usually extra costs involved, like transfer duties, transfer fees and bond fees. These can amount to more than R50 000, depending on the value of the property, and can be overwhelming for a first-time buyer - especially since these costs have to be paid upfront. 

All costs on the sale of Seascape Mews are included in the price, so that buyers are aware of how much money they’ll be spending. This is a great perk - it makes budgeting much simpler and you won’t be stuck with any surprise payments. Hiking trails, like Danie Miller and Crystal Pools, are close by as well as Bikini Beach (which has Blue Flag status). There are also small towns and attractions which make for a lovely afternoon drive. Stony Point Nature Reserve, which is 35 minutes away, has a wooden boardwalk which visitors can walk along while watching a colony of penguins.

GET VIEWS ON VIEWS    

The apartments offer views of the ocean, as well as the picturesque mountain range which borders Gordon’s Bay. This makes it an even greater investment if you consider the cost of sea-facing property in Cape Town.

INVEST IN A GROWING TOWN   

Gordon’s Bay is growing in population and popularity, as more people are moving to Cape Town and wanting to live in laid-back coastal areas. This means that buying in this small town is a great long-term investment decision.

BUY YOUR APARTMENT AT BELOW MARKET PRICE   

Property prices in Cape Town can be sky high, which makes owning property unrealistic for many. Seascape Mews apartments are being sold by VEZA Properties, who specialise in affordable properties (because not everyone can afford that R5 million property in Sea Point).

SHARE THE BOND AND MAKE IT AFFORDABLE    

The buyer will need a gross monthly income of around R26 067, depending on factors like monthly expenses. This comes to a rough bond payment  of R7 817 per month, based on the current prime interest rate. 

Because they’re 2-bedroom apartments, the cost of buying could be split with a partner, or even between yourself, a partner and a parent. Split between two, this is a monthly gross income of just over R13 000 each. You can also get a 100% bond (if you’re qualified) which means that you won’t have to pay a deposit!
